• A 50% deposit is required to secure a booking. Payment of this deposit constitutes the client's acceptance of our "Terms & Conditions".
• Deposits are not refundable (or transferable) if a cancellation is made within 4 weeks prior to arrival unless the property can be rebooked. All refunds attract a $30 administration fee.
• Final payment to be made in the week prior to arrival.

To ensure the continuing quality of our product the following Conditions apply. Guests are requested:-

• Not to smoke inside the house
• Not to damage or remove property
• Not to increase the number of guests in their party without prior consent of management
• Not to hold a function or party without prior consent of management
• To leave the kitchen clean.
• Not to bring pets
• If organising an onsite massage, hairdresser etc. the company will be required to provide management with a copy of their Certificate of Currency for Public Liability.
• Not to leave the house in an unreasonable condition
• Not to remove any items from the house if you are attending a concert, please take your own picnic items such as rugs or beach chairs. For more concert information.

You will be required to provide us with your credit card details on arrival. Management will debit your credit card to recover the cost of any of the above. We regret the need to have to formalise these conditions & know that for most of our guests they are not necessary.

• The owners of the property known as "i villini", 497 Talga Road Rothbury, take no responsibility for guests' personal property.
• All tariffs are inclusive of GST & are valid to 31/12/10
• Check in time is any time after 11am subject to availability.
• Check out time midweek is 10am, weekends 11am.
